The Builder has a 3% Realtor Commission built into to every home. If it is not used it is lost and put back into the builder's pocket. Yes, but the builder has to have us down as your agent on the contract with commission amount to receive the rebate.
This seems too
good to be true. Someone said it was illegal to offer rebates. Is this
true? What's going on here?
It is Legal, the State of Texas and the Texas Real Estate Commission allows us
to give money back to a principle involved in the sale. As a buyer of the home
you are the principle involved. You will see the rebate on the closing statement
documented by the title company and fully disclosed to all involved.
Why Don't All Realtors Offer Rebates? Many brokerage companies will not allow it due their profits and
commission splits. This is because they have high overhead costs and are less
efficient. Others cannot leverage technology and the Internet efficiently and
therefore cannot service their clients adequately while reducing costs.
We're able to offers these rebates and discounts because we don't have the high
overhead seen in other real estate offices. We are traditional agents providing full service to our clients.
You get personal service from an agent who cares about your home buying
experience. We provide all the SAME services a full cost broker would cost, but
at a discount. On top of the great service, you get a rebate!
