By actively participating in the search for your home, you save us time and money, and we want to pass those savings to you! Why do we do this? Because with the internet, the consumer is involved more than ever before. Much of the research time realtor's have used in the past have been reduced or is now done by the buyer before contact. When a property is listed for sale (Resale-Used home), the seller typically pays a 3% commission to the buyer's real estate agent. When you use us as your exclusive buyer's agent and purchase a home, we don't keep all the commission - we give you a 1% cash rebate on your purchase. The concept is simple. You do the initial legwork of home searching on the internet and narrow down your choices. All MLS listed properties are available for public view on the internet on various MLS websites, HAR and Realtor.com. Not only can you be self-sufficient in your search by utilizing these tools on this website, but you are more than likely to be more effective than an agent selecting properties for you since you know best what you are looking for in a property. Once you have narrowed down that list of potential homes to a reasonable number, we setup a time to show you the homes that you were not able to see on your own. It is important that you do not contact the listing office as we will set the appointment to show you the property. Once you select a home, we write an offer and handle the negotiations, do all the paperwork and represent you all the way to closing like any full service buyer's agent would. Only difference is, we put back 1% of the home's sales price back into your pocket. This rebate will be sent to you within 3 days after closing. When you choose to purchase a brand NEW home from a builder, we will rebate you 2% of the home's purchase price. The new home builder typically has a 3% realtor commission built into every new home they build. If it is not used, it is lost. Time is saved since you work with the builder directly, and as a result we pass our commissions to you as a rebate. We offer 2 different plans:
